Dublin City alone holds 95,637 homes built before 1961, which is more pre-1961 houses than County Kilkenny has houses of any age. Fingal, in the same county, holds 6,430. A quote that only knows the county is guessing at a 7-to-1 difference in the odds of what is behind the plaster.

Usually a genuine rewire
Concentrated overwhelmingly in Dublin City, with a second pocket along the DLR coast. Rubber-insulated cable that has outlived its design life, lighting circuits with no earth, and boards extended decade after decade.
Depends which end of the band
Dublin's biggest single band, 167,952 homes, and South Dublin is its heartland. A 1965 Walkinstown semi and a 1988 Templeogue one look alike from the road and need different work. The end of the band decides it.
Almost never a rewire
Half of Fingal and a third of everywhere else. Sound PVC cable with an earth on every circuit. What dates is the board: grouped RCDs, no surge protection, and no spare way for the car charger.
Capacity, not replacement
The apartment schemes and the estate phases still being handed over. Nothing is degrading. The question is whether the installation was sized for what the household is now plugging into it.

Three things that decide a Dublin rewire quote
We test before we quote, whichever Dublin you are in
Insulation resistance, earth continuity, loop impedance and RCD trip times, circuit by circuit, in about twenty minutes. You get the readings rather than a verdict. On this county that discipline cuts both ways: it tells a Fingal householder they do not need the rewire they were quoted, and it shows a Dublin City owner exactly which circuits have failed rather than a blanket condemnation of the house.
Terrace physics is half a Dublin City quote
Most of the city's rewire-age stock shares walls with its neighbours. Solid brick or mass concrete takes chasing rather than a fished cable, the ground floor ceiling is somebody's floor, and every run has to be planned around rooms that stay livable. That is why two quotes on the same terrace can sit thousands apart before a single material differs: one has priced the making good and the sequencing, the other has priced cable.
Making good is stated, in or out
Chasing cable into a solid wall means cutting plaster and putting it back. Whether the putting back is inside the price is the commonest reason Dublin quotes are not comparable. Ours states which it is, in writing. Ask every quote the same question and the spread between them usually collapses to that one line.

How much does a rewire cost in Dublin?
€7,000 to €12,000 is a realistic range for a three-bed semi, including VAT and the Safe Electric certificate. It is an indicative range rather than a quote: circuit count, spec, whether the house is occupied, floor construction and how much making good is included all move the number, and on period city stock the making good carries more of the total than people expect. The accurate figure comes after the installation is tested, and what you get then is a fixed written price rather than an estimate that grows.
We are in a 1930s terrace in Dublin City. Is it a full rewire?
It is a strong candidate, but the readings decide, not the year. A thirties house that was never rewired will have rubber-insulated cable at the end of its life and probably no earth on the lighting, and that is genuine rewire territory. But a lot of the city's stock was partially or fully rewired somewhere in the last sixty years, and what matters is what is actually behind the plaster now. Twenty minutes of testing separates the circuits that have failed from the ones that have years left, and a partial rewire built on those results is often the honest recommendation.
Our estate in Swords went up in 2004. Do we need a rewire?
Almost certainly not, and you are in the majority up there: more than six in ten Fingal homes were built after 1991. A 2004 house is wired in PVC twin-and-earth with an earth on every circuit, the same family of installation being fitted today. What has dated is the board: grouped RCD protection instead of an RCBO per circuit, no surge protection, and no spare way for a car charger. That is a board upgrade and possibly a new circuit or two. If someone has quoted you a full rewire on a house that age, get a second opinion before you sign anything.
The house is a 1970s semi in Tallaght. Which is it?
That is the band where the answer genuinely depends on which end you are at, and South Dublin has more of this band than anywhere else we work: nearly half its housing. Early seventies can still carry rubber cable and rewireable fuses; late eighties is usually PVC with breakers. What settles it is insulation resistance circuit by circuit and whether the lighting has an earth. Where the cable tests sound, the job collapses from a rewire into a fuse board upgrade, which is a different price by thousands.
Can we stay in the house during the work?
Usually, and in Dublin that is the normal way the job runs. A board change is a few hours of power-off, typically a morning. A partial rewire runs room by room with power everywhere else. A full rewire in an occupied terrace is sequenced so that bedrooms and the kitchen stay usable, which stretches the programme by a day or two against an empty house and is priced accordingly. A three-bed is typically five to eight working days for a team of two, and the quote comes with a day-by-day plan.
Will I get a certificate?
Yes, on the day the work finishes. A Completion Certificate is legally mandatory for electrical works other than minor works, and only a Registered Electrical Contractor can issue one. Ours comes with the test results attached. Keep it with the deeds: on Dublin period stock a buyer's surveyor will flag the installation and the solicitor will ask for the paperwork, and having it ready is the difference between a question and a delay.
You are based in Wexford. Do you actually cover Dublin?
Yes. Dublin is where our largest work is: we delivered a 90-unit residential development there, first fix to final certification, and we maintain a consistent on-site presence on Dublin projects rather than appearing when it suits. Domestic rewires and board upgrades run on the same footing. The one honest caveat is emergencies: for a same-hour callout in Dublin a city contractor will beat us on response time, and we would tell you that on the phone.
Do I need a rewire before selling a Dublin house?
No law says so. What actually happens is that the buyer's surveyor flags an older installation, their solicitor asks for certification, and the question lands mid-sale with a deadline attached. On pre-1961 city stock this is routine rather than occasional. Getting the installation tested before listing turns it into a planned decision: either the readings are sound and you hand over the report, or you know exactly which circuits need work and can price that into the negotiation instead of losing it twice over at closing.
