Two Centres, Newer Houses
Two towns took 72% of Westmeath's new homes since 2023
Westmeath completed 497 homes in 2023, 480 in 2024 and 740 in 2025, so last year ran well ahead of the two before it. Where those homes went matters as much as how many there were. Mullingar accounts for 736 of the three-year total and Athlone 497, which is 1,233 of 1,717, or about 72%. Moate adds 246 and Kinnegad 236. Roughly seven in every ten new houses in this county went up in two towns, and the remainder is spread thinly across the rest of Westmeath.
Only 6.2% of Westmeath's existing housing stock was built after 2011. That single figure explains why a new house here feels so different to the one across the road. In a commuter county with a decade of recent estates, a new build slots in beside houses wired to a broadly similar standard. In Westmeath it does not. The other 93.8% went up before 2011 and was wired to an older standard, so the new house arrives with a fuse board, an earthing arrangement and a circuit count that has no local reference point. The practical consequence is load. A new build in Westmeath is designed around a heat pump, a car charger and provision for solar, and those three want to be on the drawing at design stage rather than chased in after the plaster is on. Retrofitting a charger circuit or a dedicated heat pump supply into a finished house means lifting floors and cutting chases that were never left. The three loads to decide before first fix
Three things decide the shape of a new-build wiring job in Westmeath, where 740 homes were completed in 2025: the heat pump, the car charger and whatever provision you want for solar. All three are cheaper as pencil lines on a drawing than as chases in finished plaster. A heat pump wants its own supply and its own control. A charger wants a route from the fuse board to where the car actually parks, which is often not where the drawing puts it. Testing and certification on a Westmeath new build
Every circuit is tested and the house is certified to IS 10101, the national rules for electrical installations, by a Safe Electric registered contractor. That certificate is what your engineer, your bank and eventually your buyer will look for. It is not paperwork you chase afterwards. How much does it cost to wire a new build in Westmeath?
There is no honest single figure, and anyone who gives you one over the phone is guessing. A new-build price is driven by the circuit count, not the floor area: how many sockets, whether there is a heat pump, a car charger, solar provision, external lighting, and how the house is laid out over its levels. Send us the drawings and the spec and you get a fixed price against them. For reference, the only figure we publish is for a full rewire of an existing 3-bed semi, an indicative €7,000–€12,000 including VAT and the Safe Electric certificate, and that is a different job entirely.
When should I book an electrician for a new build?
Before the slab goes down, rather than when the roof is on. The design conversation is where the heat pump supply, the charger route and the solar provision get placed, and once the blockwork is up those decisions cost money to change. In practice we want one call at design stage, then a date for first fix once the house is closed in and watertight, then second fix, testing and certification near the end. Do I need to decide about an EV charger before the house is built?
Yes, and the decision that matters is the route rather than the charger itself. Even if you are not buying an electric car this year, running a dedicated cable from the fuse board out to the parking spot while the walls are open costs a fraction of chasing it in later. The same goes for solar: leave a way spare in the board and a route from the roof space to wherever the inverter will sit. What certificate do I get when the house is finished?
