County Dublin
New Build in Dublin. Two in Three Are Apartments.
67.9% of the 37,143 homes completed in Dublin between 2023–2025 were apartments, against 32.6% nationally. Dublin new build is scheme work: procured on drawings, delivered against a programme, and certified unit by unit. That shapes what this page is for.
What Dublin Actually Builds
No other county has this mix
In every other county we cover, the typical new home is a house and the one-off is a real market. In Dublin the one-off is 2% of completions and apartments are 67.9%. The nearest county to that share is Louth at 24%. So the honest structure for this page is the three customers Dublin new build actually has, in order of scale.
| Completions 2023–2025 | Dublin | Share | National share |
|---|---|---|---|
| Apartments | 25,228 | 67.9% | 32.6% |
| Scheme houses | 11,158 | 30% | 50.6% |
| One-off houses | 757 | 2% | 16.8% |

Who This Page Is For
Three customers, three different jobs
Developers and main contractors
This is where our Dublin work lives. Our largest completed project is a 90-unit residential development in Dublin, delivered first fix to final certification with a consistent on-site crew through every phase. The package is the full one: first fix against the frame programme, second fix after decoration, distribution boards, testing, and a Safe Electric Completion Certificate for every unit with the test results behind it.
On projects running the Building Control (Amendment) Regulations route, our ancillary certification feeds the assigned certifier’s compliance file, so the electrical paperwork arrives when the certifier needs it rather than being reconstructed at handover. Send the drawings and the programme; the quote comes back fixed, within 48 hours.
People who just bought one
37,143 Dublin households bought a brand-new home in three years, and they are most of who actually contacts us from this page. Nothing in a new house is wearing out, so the work is additions: the circuit for a garden office, sockets where the developer’s allowance was thin, outdoor power, a car charger. Two practical notes. Keep your Completion Certificate with the house papers, because your solicitor will want it when you sell. And if the house is inside the builder’s defects period, tell the builder in writing before anyone alters the installation.
Apartment owners have one extra step: the car park is usually common area, so a charger is a management-company decision before it is an electrical one. We survey, put the options in writing, and give the OMC the technical answers it needs. The capacity questions for modern stock are covered properly in the 2011-onward guide, and the EV calculator prices a charger in two minutes.
The Dublin one-off, honestly
757 one-off houses in three years, 2% of the county’s building. If you are one of them, the job is the same one-off package we run everywhere: ESB connection, meter cabinet, first and second fix, certification. The full walkthrough lives on the new build electrical page, and we quote it fixed, off your drawings.

Dublin new build: what we get asked
Do you tender for Dublin developments?
Yes. Send the drawings and the programme and we come back with a fixed price for the full electrical package: first fix, second fix, distribution boards, testing and per-unit certification. Our largest completed project is a 90-unit residential development in Dublin, delivered first fix to final cert, and we maintain a consistent on-site presence through each phase rather than appearing when it suits. We would rather decline a tender than take one we cannot resource, because a missed first-fix date costs a builder more than the electrical bill.
What certification does a developer get at handover?
A Safe Electric Completion Certificate for every unit, with the test results behind each one, plus as-built documentation for the scheme. On projects running through the Building Control (Amendment) Regulations route, our ancillary certification feeds the assigned certifier's documentation, so the electrical paperwork is ready when the certifier compiles the compliance file rather than being chased at the end. Solicitors ask for these documents at every sale, one unit at a time, for years after handover.
We just bought a new build. Can you add sockets, lights or a car charger?
Yes, and this is most of what we do for Dublin homeowners in new stock. Nothing in a new house is degrading, so the work is additions: a circuit for a garden room, extra sockets where the developer's allowance was thin, outdoor power, a car charger. Two things to keep in mind. Additions to a new installation should be certified like any other work, and if your house is still inside the builder's defects period it is worth telling the builder in writing before anyone alters the installation.
We are in an apartment. Can we get an EV charger?
Sometimes, and the honest answer starts with ownership rather than wiring. In a managed development the car park is usually common area, so a charger needs the management company's consent before any electrical question matters, and the practical solutions are often shared infrastructure rather than one private charger per space. We can survey the parking, set out the options in writing, and give the management company the technical answers it needs to make a decision. What we will not do is promise an apartment charger before anyone has asked the OMC.
We are planning a one-off house in Dublin. Do you cover that?
Yes, though you are rare here: 757 one-off houses were completed in Dublin in three years, two per cent of everything built. The job itself is the same as a one-off anywhere, from ESB connection and meter cabinet through first fix to certification, and the full detail lives on our new-build electrical page. Send us the drawings and we will quote it the same way we quote a development, as a fixed price against a programme.
