Two Builds, Two Quotes

The developer's drawings show where the fuse board goes, the socket count per room is set, and first fix sits in a programme that is not yours. What you control is a short list of extras, and that list closes earlier than most buyers expect. Charger cable and ducting go in before the driveway is poured. You ask for a spare way in the board while the board is being fitted, not once you have moved in.
The 253 one-offs run the other way. There is no developer specification, so we are usually the first electrician on the site and the design starts from your own drawings. Sizing follows what the site itself has to run rather than a standard estate house load, and the owner sets out every socket and switch position, room by room. That means walking the house with an electrician before first fix rather than sending an email. What the developer has already decided
On a Carlow estate house the base electrical package sits inside the build contract, not in a separate quote from us. Fuse board position, circuit layout and socket counts come off the developer's drawings, and they were signed off long before you picked a kitchen. Anything beyond that base is a variation: it has to be agreed with the builder and priced as an extra. Scheme houses were 423 of the county's 731 completions between 2023 and 2025, so this is the version of the job that turns up most often here. Ask the builder for the electrical layout drawing early and read it with a pen in your hand.
The estate decisions that close before first fix
The car charger is the one people leave too late. The supply for it runs from the fuse board out to wherever the car will sit, and it wants to go in while the ground outside is still open. Once the driveway is finished, the same run means lifting it again. Spare ways in the board are the other one worth asking for, because a free position now saves a board change later. Ducting out to a shed or a gate is quick while the trench is open and a much bigger job after it is closed. Carlow finished 222 homes in 2025, and on a live site those windows move with the builder's programme, not with yours.
On a one-off you set out every socket
The 253 one-off houses built in Carlow between 2023 and 2025 work the opposite way. Nobody has decided anything for you, which is the good part and the hard part at the same time. Whichever build you are in, the finished installation has to be wired and tested to IS 10101 and certified by a Safe Electric registered contractor. Why are two new build quotes in Carlow so different?
Because they are two different scopes of work. On a scheme house the developer has already specified the installation and priced it into the house, so what you are pricing with an electrician is only the extras on top. On a one-off you are pricing the whole installation from the supply position in, plus whatever the site itself has to run. Carlow builds both in near enough equal numbers, 423 scheme houses against 253 one-offs between 2023 and 2025, so a neighbour's figure is very often for an unlike job. Ask what any quote includes before you compare it to anything.
When is it too late to add sockets to a new house?
First fix, in practice. Once the cables are in the walls and the plasterer has been, an extra socket means chasing a finished wall or running surface trunking. On an estate house the first fix date belongs to the builder's programme, so the moment to hand over your changes is when the electrical layout drawing is issued, not when you see the frame going up. On a one-off the date is your own and you can walk the house the week before. Either way, decide early and put it in writing so it does not get lost between trades.
Do I need to sort the EV charger before the driveway goes down?
Yes, or at least the cable and the ducting for it. The supply for a charger runs from the fuse board out to where the car will park, and the cheapest time to put it in is while the ground is open and the driveway is not yet laid. Doing the same run afterwards means lifting a finished surface. You do not have to buy the charger at that stage. Getting the cable in, the ducting in and a free way left in the board is enough to keep the option open. On a Carlow estate house you have to raise this with the builder before the external works are done.
Do you cover Tullow and Muinebeag or only Carlow town?
All of County Carlow. The county has three electoral areas and all three have been building: Carlow 275 completions, Muinebeag 248 and Tullow 210 between 2023 and 2025. What paperwork should I get when the house is finished?
A completion certificate from a Safe Electric registered contractor, covering the installation as wired and tested to IS 10101. On a one-off it comes to you directly. On an estate house it usually goes to the developer first and reaches you at closing, so if you have not seen it, ask for it before you sign. The certificate records that the installation was tested and not only installed, and it is the paperwork a solicitor or a lender looks for later. Keep it with the house papers, along with the layout drawing if you were given one.
Our one-off has its own well and a treatment plant. Does that change the electrics?
Yes. A one-off on its own services carries electrical loads an estate house never has, and those have to be designed in from the start rather than added afterwards. Should I ask for spare ways in the fuse board?
Yes, and it costs almost nothing while the board is being fitted. A spare way is simply an unused position left in the fuse board, so a circuit can be added later without replacing the whole board: a car charger, a garden supply, a control for a heat pump. On a new build that call is made once, at the moment the board goes in. On an estate house ask for it in writing, because the standard specification only ever includes what the developer priced.
